We will not pretend to be the town, and we will not invent a home count the town has not confirmed. Where we cite scale, it is from Seaside’s own materials or from our J30A guide: a compact 80-acre Gulf-front town on Scenic 30A, begun in 1981, more than 300 homes, a self-contained mix of cottages, commercial, and live-work. Driving 30A, you are in it and out of it in about half a mile. Many visitors call all of 30A “Seaside.” That is the first misconception we correct on a showing day.
Seaside sits in the center of the corridor, in Santa Rosa Beach geography — roughly 10 miles in from the Destin end of 30A and about 8 miles from the Rosemary / Panama City side. It is the iconic New Urbanist project that later informed Rosemary and Alys. Pastel cottages, brick-paved streets, white-sand footpaths, Central Square, the photographed post office, the chapel, Sundog Books, Modica Market, the Airstream vendors. The town was planned so many daily destinations sit within a short walk of residences and the hotel — Seaside describes Central Square as about a five-minute walk. Public restrooms behind the Post Office, at the boardwalk between Bud & Alley’s and Shrimp Shack, and at Coleman Pavilion are the unglamorous details that make a car-light day work. Bikes matter; Seaside Transit Authority is the official rental-bike provider. Walton County’s multi-use trail extends the range beyond the 80 acres.
You will still want a car for Destin, the airport, and big grocery runs. Street parking and public lots exist near Central Square; they fill. A managed parking program returns seasonally with occupancy-based rates; guests can use a complimentary shuttle from a designated lot off Highway 331 South. Plan to park once.
Town Center cottages — porch-forward, steps from Central Square and the public beach pavilion — are the clearest car-light product and a common second-home / rental type. Gulf-front homes are scarce in a town with limited land, with direct exposure and private boardwalks. Interior cottages and carriage houses trade some theater for a different price and use pattern. Multi-bedroom investment product exists; it still has to function on its street.
Each street has its own HOA. Seaside’s FAQ is explicit: do not assume one set of covenants for the whole town. Beach access is tied to the pavilion on the street where the home sits. Vacation-rental guests receive pavilion access based on the rental’s street. The public can access the beach at Coleman Pavilion by booking chair rental service. The former Van Ness Butler Regional Beach Access between Seaside and WaterColor is no longer public; it is owned by WaterColor. Confirm what the parcel actually includes.
Seaside notes three community pools, including a heated lap pool, exclusive to homeowners and guests. Homeowner’s Collection is described as Seaside’s largest vacation-rental company, owned by participating cottage homeowners and exclusive to Seaside properties. Other rental paths exist; Walton County registration, tax, and DBPR steps still apply. Carriage-house / ADU short-term use is parcel-specific — Walton County names Seaside as a PUD with an approved exception, which is a lawyer-and-docs question, not a listing-remark question. HOA covenants alone do not settle rental legality.
Architectural regulations cover exterior materials, doors, windows, porches, lighting, colors, landscaping, and sitework. Posted examples include wood-only fences, native-plant requirements, no grass on residential lots, and limits on mulch and synthetic decking. The Route 30A Scenic Corridor Overlay can add another layer for properties contiguous to 30A, 393, and 395. Budget the review before you budget the renovation.
Peak season changes the town: farmers market, amphitheater, yoga March–October, pavilion reservations that sell out. Buy the house on a Wednesday in January and ask how the same porch feels on July 4.
