Seagrove Beach is what buyers mean when they want classic South Walton without a master-planned town square. It sits on central Scenic Highway 30A — east of Seaside and WaterColor, west of Watersound and the east-end communities like Rosemary Beach and Alys Beach. On a map it is still unincorporated “Santa Rosa Beach” / 32459. On the ground it is its own decision.
The Jonathan Hill Team works Seagrove the same way we work the corridor: how a Tuesday in October should feel, then the pocket, then the documents.
Seagrove is the practical middle of 30A. Bike or walk toward Seaside’s Central Square when you want that energy; lean east toward Eastern Lake when you want quieter residential streets. The Timpoochee Trail makes trail-adjacent living a real filter. CR 395 is the everyday drop-in from Highway 98 — groceries, beach-access logistics, and the 30A/395 corner matter as much as Gulf proximity.
This is not gated WaterColor amenity theater and not Rosemary’s cobblestone community. It is a mixed, mostly organic beach community: older cottages, renovated homes, condos north and south of 30A, and newer construction that has to live next to trees and older footprints.
Buyers use the names interchangeably. They should not.
Walton County’s Old Seagrove Neighborhood Plan (adopted February 27, 2025) defines Old Seagrove as the single-family pocket bounded west by Seaside, east by County Road 395 (including the 395 Beach Access), south by the Gulf, and north by a Western Lake tributary. The overlay preserves historical patterns — 1930s plats, tree canopy, pedestrian beach easements, and a residential scale that oversized vacation houses have been pushing against.
If you want “walk to Seaside without owning in Seaside,” Old Seagrove is often the short list. If you want Eastern Lake views, a quieter dune-lake street, or a condo with less cottage history, you may still be in Seagrove Beach — you are not automatically inside the Old Seagrove overlay. We confirm which map applies before you attach to a photo.
Eastern Lake is one of South Walton’s coastal dune lakes. That side trades some Seaside adjacency for water, canopy, and a calmer rhythm. The 30A / 395 corridor is the practical spine. These pockets do not share one HOA bill, one rental rule set, or one parking reality. Seagrove is an area name first; rules are parcel-specific.
Old Seagrove’s plan documents multiple pedestrian beach accesses (395, Nightcap, Live Oak, Hickory, Dogwood/Thyme) and long-standing public beach-sand rights. Elsewhere in broader Seagrove, access still depends on which walkover, regional access, and parking story serve the house. Two homes that look equally “close to the Gulf” on a portal can feel different at 8 a.m. We confirm access before offer.
Second-home families who want Seaside energy next door without Seaside’s town rules. Buyers who prefer cottages and canopy over a white courtyard or a gated club stack. Heavy-use owners who will grocery-run off 395 and bike the Timpoochee Trail. Investors who will do Walton County STR work and read overlay / HOA docs instead of underwriting photos.
Who should start elsewhere: anyone locked on Watersound club math, Alys design control, or Rosemary’s walkable rental community. See the Santa Rosa Beach umbrella page if you are still sorting west-end vs central vs bay-side.
Seagrove can support vacation use in many pockets — which is why diligence matters. Walton County STR registration, state tax / DBPR steps where applicable, and any HOA or overlay rules all stack. Inside Old Seagrove, the adopted plan allows short-term vacation rental uses subject to its standards and the Land Development Code, and states that newly constructed short-term vacation rental uses shall not exceed six bedrooms. That is an overlay standard, not a night-cap table and not a substitute for the recorded declaration on your lot. Parking, quiet hours, signage, and tree-protection rules also shape how a rental house operates. Outside Old Seagrove, rules can differ street by street. Legacy Hill Real Estate will not treat a listing photo as rental rights. Pull CC&Rs, the county path, and (for Old Seagrove addresses) the current overlay before you model income. No. Seagrove Beach is the broader central-30A area. Old Seagrove is the county-defined single-family pocket between Seaside and CR 395 (Gulf to a Western Lake tributary), now governed by Walton County’s Old Seagrove Neighborhood Plan overlay (adopted February 27, 2025). Confirm which geography — and which documents — apply to the exact address.
Sometimes — never by assumption. Walton County permitting stacks with any HOA rules. In Old Seagrove, the adopted overlay allows STR uses subject to plan and code standards and limits newly constructed STR homes to six bedrooms. Night minima, HOA fees, and phase rules are not invented here; verify recorded documents and current county requirements before you underwrite income. See /faq for corridor STR framing.
Seaside is the compact New Urbanist town. WaterColor is the large planned community with beach club / Camp WaterColor amenity depth. Seagrove is more organic: cottages, canopy, Eastern Lake, and CR 395 practicality, with Old Seagrove as the historic walk-to-Seaside pocket. Different ownership cultures, different diligence lists.
