Seagrove Beach is what buyers mean when they want classic South Walton without a master-planned town square. It sits on central Scenic Highway 30A — east of Seaside and WaterColor, west of Watersound and the east-end villages like Rosemary Beach and Alys Beach. On a map it is still unincorporated “Santa Rosa Beach” / 32459. On the ground it is its own decision.

If you want “walk to Seaside without owning in Seaside,” Old Seagrove is often the short list. If you want Eastern Lake views, a quieter dune-lake street, or a condo with less cottage history, you may still be in Seagrove Beach — you are not automatically inside the Old Seagrove overlay. Eastern Lake is one of South Walton’s coastal dune lakes. That side trades some Seaside adjacency for water, canopy, and a calmer rhythm. The 30A / 395 corridor is the practical spine. These pockets do not share one HOA bill, one rental rule set, or one parking reality. Seagrove is an area name first; rules are parcel-specific.
Old Seagrove’s plan documents multiple pedestrian beach accesses (395, Nightcap, Live Oak, Hickory, Dogwood/Thyme) and long-standing public beach-sand rights. Elsewhere in broader Seagrove, access still depends on which walkover, regional access, and parking story serve the house. Two homes that look equally “close to the Gulf” on a portal can feel different at 8 a.m. We confirm access before offer.
Second-home families who want Seaside energy next door without Seaside’s town rules. Buyers who prefer cottages and canopy over a white courtyard or a gated club stack. Heavy-use owners who will grocery-run off 395 and bike the Timpoochee Trail. Investors who will do Walton County STR work and read overlay / HOA docs instead of underwriting photos.

Seagrove can support vacation use in many pockets — which is why diligence matters. Walton County STR registration, state tax / DBPR steps where applicable, and any HOA or overlay rules all stack. Inside Old Seagrove, the adopted plan allows short-term vacation rental uses subject to its standards and the Land Development Code, and states that newly constructed short-term vacation rental uses shall not exceed six bedrooms. That is an overlay standard, not a night-cap table and not a substitute for the recorded declaration on your lot. Parking, quiet hours, signage, and tree-protection rules also shape how a rental house operates. Outside Old Seagrove, rules can differ street by street.
