Conservation of native vegetation, stormwater practices, and pavers on lanes show up in the communitys own history narrative. In 2007 the developer transferred walking trails, a 14-acre greenway, and interior common areas to the SBOA. The lagoon pool and related common areas were purchased from the developer in 2010. Over about 1.3 to 1.35 miles of shaded walking trails wind through the community. Beach service on HOA materials is handled through La Dolce Vita for chairs and bonfires (confirm current reservation portal and phone with the association).
Seacrest enjoys deeded beach access at the neighborhood entrance, across Highway 30A through the Sunset community. Residents and guests may walk the pedestrian boardwalk or ride the tram through the easement. That is stronger than “nearby beach” marketing, and you still confirm the morning logistics for the exact house: tram vs walk, parking for extra cars, and peak-season wait reality.
Village of South Walton / Peddlers Pavilion, Alys Beach, and Rosemary Beach sit within an easy walk or bike from much of Seacrest (HOA framing uses a roughly 15-minute walk theme). That adjacency is a major buyer filter: east-end dining and shopping without necessarily paying for Alys or Rosemary ownership culture. It also means peak-season foot traffic and vacation energy. If you need quiet cul-de-sac privacy, tour at peak before you buy the brochure.
HOA marketing materials describe on the order of 400 luxury beach homes. Older brokerage materials sometimes floated larger combined counts that mixed adjacent products.
