Open a search for Watersound and you can see a townhome north of Highway 98 in the mid-$500,000s sitting two rows above a Gulf-front estate near $14 million. Same community name. Same stretch of Walton County. Almost nothing else is the same.

Watersound is not a single neighborhood the way Rosemary Beach or Seaside is a single neighborhood. It is a brand name The St. Joe Company applies to separately governed communities, each with its own HOA, rental rules, and in some cases its own private-club obligation. Buyers who treat "Watersound" as one market compare a primary-residence village to a rental-income beachfront enclave to a golf estate - then wonder why the portal median never matches the house they just toured.

Watersound West Beach - 199 homes, boardwalks, parcel-by-parcel rentals

Watersound West Beach is a separate 199-home gated section south of Highway 30A, about three miles east of Seaside. Parks, a zero-entry pool, a lake, miles of boardwalks, and private boardwalk beach access through Deer Lake State Park. The park can temporarily close at high visitation. Design and color vary by home, so the streetscape feels less copy-paste than some 30A products.

Practical constraints that catch buyers: golf carts must be owner-registered; rental carts are not permitted behind the gates; no street parking; published renter rules with fines. Short-term rental eligibility is parcel-specific, not a blanket community yes. Pull the recorded declaration for that exact address before you underwrite income.

Latitude Margaritaville Watersound (the 55+ outlier)

Latitude Margaritaville Watersound is the 55+ outlier - north of Panama City Beach, about eight miles from the Gulf, its own amenity center and programming. It is not the 30A beach product. If that is your search, say so early so we do not waste a Saturday on Camp Creek.

Club membership is not automatic

A blended "Watersound median" averages a $975,000 primary-home market against multi-million custom estates. Camp Creek's own recent sales data has shown how a handful of closings can swing a median wildly. The number describes neither community.
