For stays under six months, community registration through WaterColor's Short-Term Rental Portal — plus annual owner certification — stacks in addition to Walton County STR registration and state tax / DBPR steps where applicable. The portal is part of ownership diligence, not a brochure line. Listing photos are not portal clearance. Confirm current HOA portal requirements; they can change.

Phase and product type decide whether mixed use is even on the table

Some phases do not allow short-term rentals. Phase 5 appears on the team's restricted list — verify the recorded declaration for the exact address before you assume personal weeks plus guest weeks. Town Center and beachside condos can have separate managers and assessments. Pull the packet that matches the product you are actually buying, not the neighboring phase.

Longer stays make HOA constraints daily life, not fine print. If your use plan needs three carts or street parking for guests, WaterColor is the wrong product.
