The Watersound Price Spread: Why One Name Covers Five Very Different Communities

Open a search for homes in Watersound this month and you will see a townhome north of Highway 98 listed in the mid $500,000s sitting two or three rows above a Gulf-front estate priced near $14 million. Same community name. Same general stretch of Walton County. Almost nothing else about the two properties is the same.

That gap is not a pricing error and it is not a sign that one listing is overpriced. Watersound is not a single neighborhood the way Rosemary Beach or Seaside are single neighborhoods. It is a brand name The St. Joe Company applies to at least five separately governed communities, each with its own HOA, its own rental rules, and in some cases its own private club obligation. Buyers who treat "Watersound" as one market end up comparing a primary-residence village to a rental-income beachfront enclave to a golf estate community, and wondering why the numbers never line up with what they saw online.

Here is what actually sits inside that one name, and why the difference matters more than the price tag alone.

Five communities wearing one name

Watersound Origins sits north of Highway 98, built inland around Lake Powell rather than the Gulf. As of May 2026, the median home price there was $975,000, with an average sale price of $1,129,656 and homes typically taking 136 days to sell. Entry-level homes start in the mid to upper $500,000s. Origins is short-term rental restricted, meaning most sections of the community do not permit nightly or weekly rentals. Ownership comes with automatic enrollment in an Origins-level Watersound membership, bundled into HOA dues currently set at $2,350 a year, which covers access to the Village Commons pool, fitness center, and the Origins Golf Club.

Watersound Beach is the gated, Gulf-front original, sitting entirely south of the highway with more than a mile of private beach. As of 2026, cottages run roughly $2 million to $3 million, condominiums roughly $2.75 million to $3.75 million, interior non-Gulf-front homes roughly $2.8 million to $6 million, and Gulf-front homes well past $10 million. Unlike Origins, there is no HOA-level ban on short-term rentals here. Owners still have to meet Walton County's countywide short-term rental permitting rules, but the community itself does not restrict nightly stays. Watersound Club membership for beach club and golf access is optional for Beach owners, currently running around $75,000 to join plus roughly $1,200 a month in dues.

Watersound Camp Creek is the newest and smallest of the group, a custom-home enclave built next to Camp Creek Golf Club with a hard cap of 263 total homesites and fewer than 50 remaining according to St. Joe's own community page. Average list price across active listings ran roughly $4.5 million as of late May 2026. Club membership here is mandatory, not optional, with HOA dues currently at $895 a quarter on top of Club fees. Camp Creek is also rental restricted, and over the past year homes there took an average of 93 days to sell against a 54-day national average.

Watersound West Beach is a separate 199-home gated section south of Highway 30A, distinguished by its own quirks. Golf carts must be owner-registered, rental carts are not permitted behind the gates, and whether a specific home allows short-term rentals depends on the parcel rather than a blanket community rule. Buyers considering West Beach for rental income need to pull the recorded declaration for that exact address before assuming anything.

Latitude Margaritaville Watersound is the outlier of the group, an age-restricted 55+ community with its own amenity center, restaurant, and lifestyle programming. Current 2026 HOA fees range from $336.84 a month for the Beach product line up to $377.26 for the Vista collection, depending on which home type you choose, and notably golf is not included in dues, so it has to be budgeted separately if it is part of your routine.

Why the median lies to you

Camp Creek's own recent sales data makes the case better than any general warning could. Homes.com reported a median sale price of $1,675,000 in Camp Creek over a recent 12-month window, down 57 percent from the prior 12-month period. That is not a sign that ultra-luxury custom homes suddenly got cheaper. It is a sign that in a market with only a couple of dozen closings a year, one or two smaller transactions can swing the median wildly in either direction. The same math applies at the whole-Watersound level, just in a different direction: when a portal reports a blended median across Origins, Beach, Camp Creek, and West Beach, it is averaging a $975,000 primary-home market against a multi-million-dollar custom-estate market. The resulting number describes neither community accurately.

This is the trap for anyone comparing Watersound to a neighboring town on price alone. A "median home price" pulled at the Watersound level is not a market signal. It is an artifact of how many transactions happened to close in each sub-community that month.

The paperwork problem hiding behind the price tag

The rental question is where this stops being academic and starts being a closing-day problem. An owner who buys in Origins assuming they can list the home on a short-term platform will find the HOA restriction in the recorded documents, not the listing photos. An owner who buys in West Beach without confirming parcel-specific rules may discover the same thing after close.

Club membership carries a similar trap. Ownership in a Watersound community does not automatically include access to the Watersound Club's beach club, golf, or dining. In Origins, a base level of membership is bundled into HOA dues. In Camp Creek, Club membership is required and separate from HOA dues. In Beach, it is optional entirely. A buyer who assumes the club comes with the house, or assumes their rental guests will have the same access they would, is working from an incorrect premise before they even make an offer.

The question that actually matters before you tour a Watersound home is not "what does it cost." It is "what am I allowed to do with it once I own it."

Ask for the recorded declaration, the current HOA budget, and a written Watersound Club membership quote before you get attached to a specific address. These documents differ by sub-association even within the same gate.

Match the community to the reason you're buying

The five communities are not competing versions of the same product. They are built for different intentions, and the price gap reflects that.

If the goal is a full-time or second home with a resident-focused feel and lower carrying costs, Origins fits that intention, with the tradeoff being a rental restriction and roughly two to three miles between the front gate and the sand.

If the goal includes short-term rental income and Gulf proximity, Beach is built for that use, with correspondingly higher entry prices and an optional club decision to make separately.

If the goal is a custom-built estate near private golf with long-term scarcity built in through a fixed homesite count, Camp Creek is the closest match, at the cost of mandatory club dues layered on top of HOA dues.

If West Beach's location and boardwalk access matter more than certainty around rental rights, that parcel-by-parcel verification becomes the first step rather than an afterthought.

And if the search is for a 55-plus lifestyle community with programming and amenities built into the monthly fee structure, Latitude Margaritaville Watersound sits in a different category from the other four entirely, both in governance and in Gulf proximity.

Common questions about buying in Watersound

Can you rent a home short-term anywhere in Watersound? It depends entirely on which sub-community and, in some cases, which parcel. Watersound Beach allows it with no HOA-level ban, subject to Walton County's countywide permitting rules. Origins and Camp Creek restrict it. West Beach requires parcel-specific confirmation. Always request the recorded CC&Rs for the exact address rather than relying on what a listing implies.

Do you have to join the Watersound Club if you buy in a Watersound community? Only in Camp Creek, where membership is mandatory for owners. In Origins, a base membership tier is already bundled into HOA dues. In Beach, full Club membership for golf and the beach club is optional and priced separately.
