The weather often comes up in conversation for buyers looking to live on 30A full-time or visit their home during the off-season. We all know summer is nice and warm, but what is the rest of the year like in Santa Rosa Beach, Florida? Even in North Florida, we are farther south than the southernmost part of California. That said, we are more seasonal than South Florida’s tropical climate. North Florida is considered subtropical.
If you’ve visited 30A in March for spring break, you’ve experienced the same average temperatures we see in October, with highs around 68°F and lows near 56°F. From November through February, temperatures dip a little lower, but we still get days during those months where walking around in Seaside in shorts and a t-shirt feel great. Our cooler days come in spurts when cold fronts push through. I grew up in Birmingham, AL, and in the winter, when it feels great here, Birmingham is often only 10–15 degrees cooler—but that difference could mean 70°F here and 50s there. The off-season in Santa Rosa Beach isn’t just warmer than most of the country; it’s also quieter, with light crowds and mostly locals around.
The off-season is a great time of year to buy your beach home on 30A. Spring break, which kicks off the season, is only about five weeks away while I sitting here writing this in January. One big reason I like this time of year for buying is that beach rentals are much more likely to be open and easy to view. Once the season starts, we usually have to schedule viewings on Saturdays between check-out and check-in times since many properties are rented.
Another reason the off-season is ideal is that most properties on 30A generate the bulk of their rental income—about 23–25 weeks—during the season. Buying now allows you to capture the full first year of rental income. If you wait until the rental season begins, even if it’s early in the season, you may lose a few weeks of income before you close on a property. A standard contract with financing typically takes four to five weeks to finalize.
While rental income may not be a deciding factor for everyone, it’s something to keep in mind. Buying in the off-season also gives you time to make small changes to your property before renters occupy it.
